Australian Hospitality · Private Markets · Real Assets

Investing in Australian hospitality, with the capability to operate it.

Neighbourhood Capital acquires and backs hospitality businesses and the real estate beneath them. We combine investment discipline with a dedicated operating platform, because in this sector ownership and performance cannot be separated.

Who we are

Hospitality is an operating business standing on strategically located real estate. We underwrite both, and we own the capability to improve both.

Neighbourhood Capital is an Australian hospitality investment manager. We invest in pubs, hotels and community venues where disciplined capital, stronger systems and genuine operating involvement can make a measurable difference to how a venue trades and what it is worth.

Our focus is the eastern seaboard, where local demand is recurring, ownership remains fragmented and quality assets frequently change hands outside institutional processes.

Investment thesis

Why hospitality, and why now.

Four characteristics make Australian hospitality a credible private markets exposure for investors who can operate as well as allocate.
  1. 01

    Real Assets

Hospitality venues often combine operating businesses with strategically located real estate.

  2. 02

    Recurring Local Demand

Strong venues can become embedded within their communities and benefit from recurring customer behaviour.

  3. 03

    Operational Alpha

Performance can be influenced through better systems, people, pricing, procurement, marketing and capital investment.

  4. 04

    Fragmented Ownership

A fragmented market can create opportunities to partner with independent operators and acquire assets outside large institutional portfolios.

These characteristics describe why we focus on the sector. They do not guarantee returns, and each investment is assessed on its own merits, with explicit downside cases.

Investment strategies

One sector. Multiple ways to invest.

Three distinct strategies share a single origination network, underwriting standard and operating platform.

Neighbourhood Opportunities

Value-Add / Active Ownership

Typical opportunities may include

  • Freehold going concerns

  • Succession-led transactions
  • Undercapitalised venues
  • Venues with identifiable operational upside

  • Stabilised freehold going concerns
  • Assets leased to Neighbourhood Venue Co.

Neighbourhood Strategic Capital

Operator Partnerships / Growth Capital

Partner with quality hospitality operators that require capital to acquire, expand, recapitalise or improve venues without necessarily selling their entire business.

Potential structures

  • Joint ventures
  • Preferred equity
  • Minority growth capital
  • Acquisition partnerships
  • Recapitalisations
  • Portfolio expansion
  • Structured capital
  1. Partner
  2. Capitalise
  3. Grow
  4. Share Value

Strategic Capital is a future-capability framework. It does not imply a currently available financial product unless separately activated and approved.
