Portfolio

What we invest in.

Our portfolio is built venue by venue. Rather than present illustrative assets, this page sets out the categories of investment we pursue and the criteria applied to each. Holdings are published as investments complete.

  • Eastern seaboard
  • Real assets

Current holdings

We would rather show you nothing than show you something illustrative.

No holdings are presented on this page. When investments complete and disclosure is approved, each asset will appear here with its location, structure, strategy and operator. Until then, the categories below describe what we are actively pursuing.

Investment categories

Four ways we take exposure.

The category determines where risk sits — in the operating business, in the real estate, or shared with a partner.

Freehold Going Concern

Ownership of both the operating business and the underlying real estate, allowing operating improvement and property value to be managed together.

  • Operating business
  • Underlying land and building
  • Licence and gaming entitlements where applicable

Hospitality Real Estate

Property-led ownership where the asset is leased to a quality operator, including the group operating platform or a selected third party.

  • Leased freehold
  • Sale-and-leaseback
  • Rent coverage and lease structure focus

Operating Businesses

Investment in the hospitality business itself, including quality leaseholds, where operating capability is the primary driver of value.

  • Quality leasehold
  • Management and systems uplift
  • Operating performance focus

Strategic Partnerships

Structured investments alongside existing operators, where capital supports acquisition, expansion or recapitalisation without a full change of control.

  • Joint venture
  • Preferred or minority equity
  • Operator retains meaningful ownership
